The pattern we see across the city is always the same. The finish goes chalky at the top first, where the sun hits hardest, then the clear coat lifts and water gets underneath. Once water is in the wood, the door starts to grey and the grain opens up. Caught at the chalky stage, refinishing is straightforward. Left two more summers, the bottom rail is usually rotten and that is a repair, not a refinish.
